LAUNCHES PLANNING APPEAL - 16th December 2004
An enterprising Black Country developer
is appealing against Dudley Metropolitan Borough Council's
decision to oppose its latest scheme.
Selbourne Homes has lodged an appeal with the Planning
Inspectorate after being refused planning permission
for 50 contemporary town houses and apartments at a
3.3 acre brownfield site on Dibdale Road, Dudley.
Designed to mirror Selbourne's acclaimed SO.GO development
at Merry Hill, the proposed scheme would see the last
remaining brownfield site in Dudley's Milking Bank area
transformed into much-needed affordable, city-living
style homes.
However, despite being recommended for approval by
planning officers, the Committee opposed it on the grounds
that the proposed three-storey form of development was
out of context with the surrounding area.
When we bought this site, it already had outline planning
consent for residential development, said Gavin Warr,
managing director of Selbourne Homes.
"We spent 12 months working with council officers
to come up with a scheme that met the community's needs
and we feel our designs are entirely in keeping with
other developments close by. We were therefore surprised
and disappointed by the Committee's decision to oppose
our plans.
"Record sales at our other Black Country sites
prove this style of development is hugely popular with
local people and has a beneficial knock-on effect through
the provision of good quality new housing and the productive
re-use of an existing vacant and derelict site.
"We have 85 people on the waiting list for this
development, the majority of whom live in the vicinity
of the site. Obviously they are disappointed that they
won't now be able to reserve a new home in the New Year.
"We are in the process of resubmitting a revised
scheme which slightly reduces the height and density
and we hope the Council will reconsider its decision.
To help them get a feel for our work, we've also extended
an invitation to Members of the Committee to visit existing
housing schemes we' ve built.
"Our aim is to build quality schemes that put
Dudley on the map and we want to achieve this in partnership
with the local authority. |

BREEDS SUCCESS AT SELBOURNE HOMES - 14th December 2004
Tis the season to be jolly and one of
the Black Countrys leading property developers has
certainly got more reasons than most to celebrate.
Not content with record sales at its latest
development, The Edge in Wordsley, Selbourne Homes was
short listed for one of the regions top property awards.
Along with national developers such as
Crest Nicholson and Cala Homes, Selbourne was one of
four finalists chosen for the prestigious title of Residential
Developer of the Year at the recent Insider Property
Awards (West Midlands) 2004.
Although the firm was pipped at the post
by Crosby Homes, the judges made particular mention
of its achievements and tipped it as one to watch in
the future.
We were delighted to be short listed
and its a real honour to be ranked alongside some of
the UKs leading house builders said Gavin Warr, managing
director of Selbourne Homes. |

"We're confident we've come up with a scheme that
will enhance the surrounding area and we're looking
forward to getting started.
The proposed scheme comprises one and two bedroom apartments,

BLACK COUNTRY DEVELOPMENT
BUCKS NATIONAL HOUSING TREND - 19th November 2004
Leading Black Country developer Selbourne
Homes is bucking national trends by enjoying record
sales at its latest development.
Just two days after releasing The Edge
- a major new residential scheme in Wordsley, West
Midlands, Selbourne has sold twelve of the fifty-two
available properties – over 20 per cent of the
scheme.
“We’ve been delighted by
the response and already, over 180 people have visited
our marketing suite to find out more about the development,”
said Gavin Warr, managing director of Selbourne Homes.
“We pride ourselves on delivering
quality homes at affordable prices and The Edge is
no exception. We’re confident the scheme will
continue to sell well and we’re looking forward
to proving the property sceptics wrong.”
Situated on a 1.3 acre site on Brierley
Hill Road, formerly home to Mapleline, The Edge will
comprise fifty-two luxury apartments and duplexes,
each offering the latest in contemporary urban design.
Designed around a major water feature,
the ultra-modern properties will have access to extensively

to appeal to investors, first time buyers and people
looking for a potential retirement home.

FIRST OCCUPIERS
MOVE INTO LUXURY WOMBOURNE DEVELOPMENT - 6th October
2004
Leading Black Country property developer
Selbourne Homes has handed over the keys to the first
occupiers at its exclusive residential development
in Wombourne.
Called FIVE, the luxury waterside scheme
- which is situated on Ounsdale Road - comprises five
detached three, four and five-bedroom homes, one with
canal frontage and mooring rights.
A second family will be moving into
one of the four-bedroom properties later this week
and Selbourne's managing director, Gavin Warr, is
confident it won 't be long before the final three
properties are occupied.

'Interest in this site has been phenomenal',
said Gavin. A waterside development is always attractive
and the unusually large plots really set the properties
at FIVE apart from other new homes of this size.
Offering relaxed contemporary style,
the three remaining properties comprise a split-level
bungalow and two four-bedroom houses. Prices range
from £335,000 to £445,000 and the scheme
is being marketed by the Kingswinford office of estate

DEVELOPER STORMS
AHEAD WITH SECOND MERRY HILL SCHEME
19th May 2004 Hot on the heels
of its successful SO.GO development, leading Black Country
property developer Selbourne Homes has launched its
second major scheme at Merry Hill near Dudley. Called
Storm, the cutting-edge development comprises seven,
three storey apartment units, offering a total of 39
one and two-bedroom luxury homes. Design
boundaries have been pushed to the limit, with brick
and render elevations topped off by striking, green
copper monopitch roofs. |

features such as video entry systems, programmable central
heating and secure underground parking.
Gavin Warr, managing director of Selbourne Homes, said:
“Storm is all about offering the best in terms of
contemporary urban living at prices people can afford.
“Our research has shown that as people get busier,
the idea of finding quality restaurants, retail and leisure
facilities within five minutes of your front door has
enormous appeal. Storm is designed to meet the needs of
homeowners looking for exactly that and we’re confident
it will be a major success.” Storm is already
attracting considerable interest from investors and
first time buyers and like SO.GO, it is expected to
sell out fast. Selbourne Homes is committed to working
in partnership with local organisations like the Brierley
Hill Regeneration Partnership (BHRP), and through projects
like Storm, supporting the goal of developing a high
quality urban environment in Brierley Hill.
Tim Sunter, Director of the BHRP said: “I’m
pleased that a private sector player like Selbourne
Homes has taken this bold step of bringing true urban
‘city style’ living opportunities to the
area. “We need diversity in the local housing
market to meet the needs of young people and families.
We want to create a real, sustainable urban community
and there is no doubt, Selbourne Homes is playing a
part in this renaissance.”
A one-bedroom apartment at Storm will consist of an
entrance hall, cloakroom, bathroom, kitchen/dining area,
living room and one bedroom with ensuite facilities.
The two bedroom apartments will follow roughly the same
layout, with the addition of the extra bedroom. Every
property has a balcony, with corner apartments offering
a wraparound version. Additionally, each unit has its
own secure entrance leading to private staircases serving
a maximum of six apartments. |
TRENDY DEVELOPMENT
PROPOSED FOR DIBDALE ROAD - 5th April 2004
Plans are being submitted to transform
the last remaining brownfield site in Dudley's Milking
Bank area into contemporary apartments and townhouses.
Black Country residential developer Selbourne Homes
has purchased a 3.3 acre site on Dibdale Road, formerly
occupied by civil engineers Rock Rippers. The firm
will shortly be submitting a planning application
for 50 three-bedroom townhouses and one and two bedroom
apartments.
The proposed scheme is designed to mirror Selbourne's
trendsetting SO.GO development of city-living style
homes at Merry Hill. As well as contemporary styling
throughout, the properties will also enjoy stunning
panoramic views of both the Malvern and Clee Hills
thanks to their elevated position.
Gavin Warr, managing director of Selbourne Homes,
said: "This is a really exciting project. As
the last remaining brownfield site in the Milking
Bank area, we felt it was important to come up with
a design that would really enhance the surroundings
and are confident we've achieved that.
"Our scheme sees redundant buildings and a transport
yard transformed into highly desirable homes for Dudley." |
